A $1 million property budget may sound like a lot of money in theory. However, in Sydney, what $1 million actually buys may be very different to what you think. In one suburb $1m might secure a small apartment closer to amenities. If you move further West or South West the same budget can buy a freestanding house on a sizeable block of land.
This is what makes buying property in Sydney both interesting and confusing for many buyers. The question shouldn’t be what can I buy for $1m? Rather where can I get the best property for my $1 million. This question is very different for home buyers and property investors and where I see buyers making poor decisions.
What does $1 million buy in Sydney in 2026?
Sydney remains one of Australia’s most expensive property markets. The current market data places Sydney’s median dwelling value above $1.7 million, while the median unit value is significantly lower. This creates a very different buying landscape depending on whether you’re looking for a house or apartment.
For a $1 million, the biggest variable is usually location versus property type.
The closer you are to the CBD and Sydney’s most tightly held suburbs, the more likely you are to compromise on space.
If you move further away your $1 million can potentially buy substantially more. This doesn’t automatically mean further away is better. It means the right purchase depends on what you’re trying to achieve.
$1 million in Sydney’s Inner West
For many buyers, Sydney’s Inner West is about location and lifestyle.
Suburbs such as Newtown, Erskineville, Marrickville, Petersham, Dulwich Hill and surrounding areas offer access to cafes, restaurants, public transport, parks and easy access to Sydney CBD.
But $1 million can’t buy you a house.
At this price point, buyers are more likely to be looking at older, boutique style apartments. This can depend on the suburb and the individual property’s condition and location.
The important thing is not to assume that every $1 million apartment is good value. Due diligence needs to be completed on any property regardless of the price. As a Sydney buyers agent, this is where I see most buyers getting caught out.
A buyer should consider:
- The quality, position and health of the building
- Strata costs and financial security
- Location
- Natural light and orientation
- Parking
- Floorplan
- Noise
- Walkability
- Renovation potential
- Comparable recent sales
Buyers also have to understand that $1m is below the median value of apartments in most areas. This unfortunately means that you can’t be overly picky.
$1 million in the Eastern Suburbs
The Eastern Suburbs are another example of how far your money can be stretched by location. In suburbs closer to the CBD, beaches and established lifestyle precincts, $1 million is not impossible but certainly more difficult.
You are sacrificing space, but you’re buying into an established area with amenities, transport, employment access and lifestyle appeal. The challenge is avoiding the temptation to buy simply because the property is affordable. A poorly located apartment, excessive strata costs, major building defects or an awkward floorplan can turn an attractive postcode into an expensive mistake.
$1 million in the Western Suburbs
This is where the landscape starts to change.
In parts of Western Sydney, a $1 million budget can give buyers access to significantly more space such as a freestanding asset.
For example, current data puts the median house price in Penrith at around $1.1 million, although smaller homes can sit closer to the $1 million mark.
This illustrates an important point for both home buyers and property investors. A budget of $1m means you need to understand where value lies within a suburb and specific asset. The difference between buying a compromised property for $1 million and buying the right property for $1 million can be substantial.
$1 million in South-Western Sydney
South West Sydney can offer another interesting proposition for buyers who want more house and land without being as far from Sydney as some further locations. It depends heavily on your strategy and the type of asset you’re wanting to purchase as well as the land component.
This means that a $1 million budget may still provide opportunities, but buyers need to be selective about property size, condition, street and exact location. South West Sydney, much like Western Sydney has been in high demand the last few years and for good reason. The infrastructure and development of Western Sydney Airport will greatly increase the level of tourism, jobs and desirability.
Established areas with older homes can still be achievable in certain locations. This area has seen significant growth and is an entry point for investors who are counting on proposed transport and government spending.
So where does $1 million go furthest?
Buying a home is very different to investing. As a Sydney buyers advocate I think Sydney property prices are a huge reason people may decide to rentvest. The question is really what suits your lifestyle. If you work in the city or desire to be around that area and need to buy a home, chances are that location is going to suit you. If you’re looking to invest and want an asset that is going to achieve higher capital growth then looking further out may suit your strategy. Both have nuances and it’s important not to make a rushed decision. It’s a balancing act and important to note that it’s not about buying the biggest house or the cheapest property. When buying any type of property, buyers should first understand the hidden costs.
The right property matters more than the biggest property
Sydney’s property market can make $1 million feel pretty small when you break down locations vs what you’re actually getting.
It can come down to what you’d rather:
- A smaller property in a premium location?
- A larger home further from the CBD?
- An apartment with strong owner-occupier appeal?
- A house with more land but requires renovation?
There isn’t a universal answer. The right choice depends on your finances, lifestyle, timeframe and long-term goals/plans.
